A serious complaint has been raised regarding an alleged attempt to illegally register a sale deed concerning the land of Sri 108 Pujyapad Advait Punch Parameshwar Panchaiti Akhada Bara Udasin Nirwan (popularly known as Panchaiti Bara Udasin) located in Survey No. 352 of Budampadu Village, Guntur District. The Legal Rights Protection Forum (LRPF) has written to senior officials of the governments of Andhra Pradesh and Uttar Pradesh, warning that clandestine and deliberate efforts are underway to bypass legal scrutiny and wrongfully alienate the property of a religious institution.
According to the LRPF’s representation, the Akhada is a Hindu religious and charitable institution registered under the Uttar Pradesh Societies Registration Act, 1860. The Constitution of the Akhada clearly establishes it as a religious body with immovable properties vested in its governing system and managed collectively under strict rules (Constitution, pp. 1–4). The Constitution also restricts any unauthorized disposal of Akhada properties, stating that no Mahant or office-bearer can sell or transfer immovable assets except through procedures prescribed within its governance rules and subject to approvals.

Under Section 5 and Section 5A of the Uttar Pradesh Societies Registration Act, any sale or transfer of immovable property belonging to the Society is prohibited without prior approval of the competent Civil Court. The LRPF stresses that no such court permission has been obtained. Therefore, any sale deed executed without this mandatory approval is void in law, irrespective of internal resolutions or claims made by individuals.
Despite this, a resolution dated 26 July 2025 was purportedly passed at Prayagraj, authorizing the sale of over 3 acres of Akhada land in Guntur. On this basis, a sale deed dated 10 November 2025 was reportedly executed by Mahant Hanuman Das Ji in favor of Shaik Saleem, who claims to have paid ₹1,06,40,000 through a combination of cash and cheque payments. The Draft Sale Deed presents these details explicitly, including large cash components, which raises concerns about financial irregularities and a lack of transparency.

When the document was presented before the Sub-Registrar, Guntur, the registration was kept pending. LRPF has now alleged that certain parties are attempting to shift jurisdiction and register the same deed at another Sub-Registrar Office, bypassing the lawful authority in whose jurisdiction the land actually falls. The Deputy Tahsildar’s Endorsement (24 Sept 2024) clearly identifies the land in Survey No. 352, Budampadu Village, and confirms its classification and location (Endorsement, p.1 Endorsement by Deputy Tahsildar), leaving no ambiguity about which SRO has jurisdiction.

The LRPF warns that previous sales of Akhada properties in Guntur have occurred without adherence to legal requirements, resulting in prolonged litigation and loss of religious property. If urgent steps are not taken, the organization fears further irreversible alienation of the Akhada’s land. The Forum has requested authorities to prohibit registration of the disputed sale deed at any Sub-Registrar Office, issue statewide instructions preventing manipulation of jurisdiction, and initiate an inquiry into the pattern of unauthorized sales affecting the Akhada.
The LRPF has urged the governments of Andhra Pradesh and Uttar Pradesh to treat this as a serious legal violation and a matter of heritage protection, invoking statutory safeguards to prevent the unlawful transfer of property belonging to a historical Hindu religious institution. With the land details, governing documents, and financial patterns clearly cited, the organization maintains that the attempted sale is illegal, void, and unenforceable, warranting immediate intervention to protect the Akhada’s assets from misuse.
